How much does Airbnb management cost in Marrakech?

The market rate, what it really covers, and the questions to ask before you hand over your apartment, villa or riad.

The short answer

Most Marrakech Airbnb management companies that publish their prices charge 20% of rental revenue. Of five companies checked on October 17, 2026, all list 20%; only one offers 16% for owners with four or more properties. At AKOEIMMO, full management costs 20% incl. tax, with no fixed-term contract.

Two companies charging the same rate can still cost you very different amounts: it all depends on what the percentage covers, and on the amount it is calculated on.

Is the fee before or after tax?

This is the first thing to check, and many companies don’t say. VAT is 20% in Morocco, so a 20% fee before tax works out to 24% including tax. On 20,000 MAD of revenue in a month, that’s an 800 MAD difference.

What amount is the fee calculated on?

“20% of revenue” doesn’t say which revenue. Depending on the company, the fee may apply to:

  • the nightly rate only;
  • the nightly rate and the cleaning fee paid by the guest;
  • the amount before or after the service fees kept by Airbnb or Booking.

Ask for a worked example based on a real stay.

What the fee usually covers

With full management, the percentage normally covers the day-to-day running of the rental:

  • creating the listing and the photos;
  • setting prices night by night, based on demand;
  • messaging guests, before and during their stay;
  • check-ins and check-outs;
  • organizing cleaning and linen;
  • police registration for every stay;
  • tracking your revenue.

The details vary from one company to another: professional photos, small repairs or dispute handling aren’t always included. What our full management covers is listed on our Services page and in the FAQ.

What is often charged on top

  • Cleaning: often paid by the guest, through the listing’s cleaning fee. Otherwise, it’s on you.
  • Supplies: linen, cleaning products, guest amenities (soap, coffee, water…).
  • Repairs: a tradesperson’s work is almost always paid by the owner.
  • Setup: some companies charge for opening the account, the photos or furnishing the place.
  • Fixed fees: a monthly subscription, or a fee per booking or per check-in. Several Marrakech companies say they have none: check the contract.
  • Running costs: water, electricity, internet, building fees and insurance stay yours.

Frequently asked questions

How much does an Airbnb management company charge in Marrakech?

Most Marrakech Airbnb management companies that publish their prices charge 20% of rental revenue. Of five companies checked on October 17, 2026, all list 20%; only one offers 16% for owners with four or more properties. At AKOEIMMO, full management costs 20% incl. tax.

Is the 20% fee before or after tax?

It depends on the company, and many don’t say. VAT is 20% in Morocco, so a 20% fee before tax works out to 24% including tax. Always ask for the rate including tax.

What is usually not included in the fee?

Most often: cleaning (frequently paid by the guest), supplies (linen, cleaning products, guest amenities) and repairs done by a tradesperson. Some companies also charge a setup fee or fixed monthly fees: ask for the full list in writing.

Do I need a management company to rent out my place in Marrakech?

No. You can run your rental yourself, as long as you are available for guests, cleaning, police registration and the unexpected. If you live abroad, a management company or coaching to get started on your own are the two most common options.
